An easement is a legal right to use part of another party's land, such as for a utility line.

An easement is a legal right allowing a utility to use a defined portion of privately-owned land for its facilities — for example a pole line or underground cable. Easement boundaries are part of the landbase and right-of-way data used in corridor and distribution design.
